At St. Vincent College, the Virgin Tree is revered by lovers on Valentine's Day, but feared by many for its haunting legend. They say a witch lives within it, luring and taking the lives of young men. After being heartbroken and abandoned, Shantanu stumbles to the tree in a drunken haze and sees the witch’s vision, nearly ending his life. His friends, including Ananya, who secretly loves him, save him just in time.

Soon after, another student attempts suicide near the tree, prompting the college to bring in Dr. Krishna Tripathy, known as Baba, a spiritual psychologist who battles dark forces using modern methods. As Baba investigates, Shantanu encounters Mohabbat, a stunning woman who slowly pulls him away from Ananya. Unknown to him, Mohabbat is the witch, cursed and bound to the tree, obsessed with claiming Shantanu’s soul.

Mohabbat attacks both Shantanu and Ananya, but Baba intervenes. He discovers Mohabbat's tragic past, realising she is a tortured spirit feeding on love and pain. To end the cycle, Baba must heal her story before true love is lost forever.
